Welcome Break UK store locations
What Welcome Break is
Welcome Break is the UK's second-largest motorway service area (MSA) operator, running forecourt-anchored roadside sites that combine fuel, a multi-brand food-to-go and retail concession mix, EV-charging infrastructure, Days Inn/Ramada hotel accommodation and HGV-driver facilities for motorway and trunk-road travellers.
Price tier: Mid-market
Ownership: Welcome Break Group is jointly owned by Applegreen plc (50.01%) and Arjun Infrastructure Partners (49.99%, invested since 2017). Applegreen itself is majority-owned (~57.5%) by funds managed by Blackstone Infrastructure Partners, since Applegreen's own March 2021 take-private deal. There is no franchise model for the Welcome Break fascia itself -- every site is directly, equity-operated.
Formats: Full motorway service areas (fuel, multi-brand food-to-go and retail concessions, EV charging, parking and washrooms) are the primary format, alongside smaller trunk-road/A-road service sites, 31 hotel-attached sites (Days Inn or Ramada, licensed from Wyndham), and newly-acquired sites that initially retain their prior operator's own tenant mix (e.g. Cornwall Services).
Growth: In 2025 Welcome Break secured 75-year lease extensions on eight key sites and completed an £815 million refinancing, including a £200 million undrawn facility earmarked for growth, underpinning a stated £400 million five-year investment programme (£236.9 million already spent in 2025 alone). Growth is both new-build (Rotherham -- Welcome Break's first new motorway service area in two decades -- and Hickling) and acquisition-led (Cornwall Services, 2025).

Who owns Welcome Break?
Welcome Break Group is jointly owned by Applegreen plc (50.01%) and Arjun Infrastructure Partners (49.99%). Applegreen itself is majority-owned (around 57.5%) by funds managed by Blackstone Infrastructure Partners. There is no franchise model for the Welcome Break fascia itself -- every site is directly operated.
What's available at a Welcome Break service station?
Fuel (the Fuelgood fascia), a multi-brand food-to-go and retail concession mix (including Burger King, KFC, Subway, Pret a Manger, Waitrose and WHSmith), EV charging, HGV driver facilities, and -- at a subset of sites -- Days Inn or Ramada hotel accommodation. There are no drive-thru or delivery channels at the Welcome Break level -- it's an in-transit roadside stop, not a destination-order format.
Where are Welcome Break's sites located?
Across the UK motorway and trunk-road network, spaced under DfT/National Highways' regulated service-area policy (no more than 28 miles/30 minutes apart). Welcome Break does not select sites by town-level demographics -- siting follows this national motorway-corridor framework rather than town targeting.
